HMO Licensing

SLP welcomed the recent Housing Act which aims to raise the standards for people living in HMOs (houses in multiple occupation).

The legislation applies to student accommodation as well as other types of lets, and its introduction sets minimum standards for different categories of properties. Larger types of accommodation are subject to Mandatory Licensing (required by law); failure to licence such properties is a criminal offence.

The criteria to obtain a Licence are strict, and the process requires a detailed application. This vets the standard and management of the houses and that the Licence Holder is a fit and proper person to hold a Licence; a local government inspector also completes a rigorous site visit.

The SLP team were, therefore, justifiably proud when Licences were recently granted for all their relevant houses, and equally so when their Inspector commented

"The standard of properties in Liverpool varies from very poor to very good. Student Lettings Point properties are all in the very good category".

Even more, we understand that LCC would like to use SLP's houses in promotional material to illustrate the required standards for HMO Mandatory Licensing.

SLP has carefully coordinated its refurbishment programme which commenced in 2006 to incorporate compliance with the legislation. The high standards achieved have been welcomed by students who are becoming increasingly discerning when choosing their student home.
